  • Take professional photographs (and, where appropriate, video or drone footage)
  • Collect key information to create a compelling listing

You will be assigned a dedicated listing consultant, who will be your main point of contact throughout the process — keeping you updated, organising viewings, and supporting you at every stage.

Documentation Required

To market your property effectively, we will need some essential documentation. These may include:

  • Land Registry Certificate (Certidão de Teor/Permanente)
  • Property Tax Document (Caderneta Predial)
  • Habitation or Usage Licence (Licença de Utilização) or pre-1951 declaration
  • Energy Certificate (Certificado Energético – mandatory)
  • Identification and Fiscal Numbers (NIF) of all owners
  • Company Certificate (if applicable)
  • Technical File (Ficha Técnica – for properties built after 2004)
  • Official property plans

The Sales Process Explained

In Portugal, the sale is typically completed in three key stages:

  1. Reservation

  • Both parties begin preparing for the next step
  • Lawyers start due diligence

While not legally binding, this step provides reassurance for both buyer and seller.

  1. Promissory Contract (CPCV)

This is a legally binding agreement between buyer and seller.

It includes:

  • Agreed sale price
  • Timeline for completion
  • Any specific conditions

The buyer typically pays a deposit (often up to 30%).
At this stage, both parties can move forward with confidence, knowing the terms are secured.

  1. Final Deed (Escritura)

The final stage takes place at a notary office in Portugal.

During this meeting:

  • All legal documentation is verified
  • The remaining balance is paid
  • Ownership is officially transferred
  • Keys are handed over to the buyer

The Land Registry is then updated to reflect the new ownership.
